From 1st October 2008 every commercial building that is sold, let or assigned in England or Wales requires a commercial Energy Performance Certificate to be provided by the Vendor/ Landlord at the point of sale/ letting. Solicitors acting for the ingoing owner or tenant are calling for these Certificates as a condition of completing the acquisition and there are very few exceptions to providing them.
